A market that is shifting, not falling evenly.
The Real Estate Information Center reports that foreign condominium transfers fell in the first half of 2026, but the pattern underneath is uneven. Chinese demand has dropped sharply, Russian demand has risen strongly and Myanmar demand has fallen, and each group buys in different places. The Nation puts it as a market that is shifting rather than seeing a uniform decline. The Center also expects the wider housing market to contract slightly over 2026.
Phuket and Bangkok are different markets.
Russian purchases are concentrated in Phuket and Chonburi, which are tied to tourism, while Chinese and Myanmar purchases sit mainly in Bangkok and Chonburi. A Phuket agent and a Bangkok agent are therefore speaking to different investors, in different languages, with different questions. Phuket reports also point to supply rising faster than demand as large developers move in from Bangkok.
What foreigners can own.
Foreigners cannot hold land freehold in Thailand. They can own condominium units freehold within the foreign quota, which sources put at 49% of a building's saleable area, and in popular Phuket developments the quota can fill. Villas are usually bought on a registered 30-year lease, and some sources warn that the renewal terms agents describe are not legally enforceable in the way they are presented. Investors should check the quota and the lease terms with a Thai lawyer before they pay.
Where the enquiries come from.
International enquiries arrive across time zones, often while the agent is offline, and the first questions are about tenure, location and when a viewing is possible. A lead who has already explained what they own or want to own, and why, saves you the opening round of those questions.
What we do in Thailand.
We prepare leads for Phuket and Bangkok stock, profile and speak with each one before it reaches you, and hand over the conversation so you can pick it up. If you want ads and a funnel built and run for you, we scope that on a 15-minute call.
