A market in adjustment, not a stop.
Dubai sales fell sharply after regional tensions in the spring of 2026, and the quarter to September was still well below a year earlier. Sources disagree on how deep the correction is. S&P Global Ratings puts the price fall at 5% to 15% and expects it to be gradual, while Anarock calls the drop largely sentiment-driven. Both agree on the practical point: fewer investors are enquiring, and those who do are more careful. For an agent with stock, that makes the first reply and the quality of the conversation matter more than the number of enquiries.
Who is investing.
Dubai Land Department publishes foreign, GCC and Arab totals, not individual nationalities, so nationality shares come from consultancies. Anarock's estimate for 2025 has Indian investors first, British second and Chinese third, with Saudi and Russian investors behind them. Leads from these groups arrive in different languages and with different questions about residency, financing and handover. We prepare the lead in the investor's language, so your first call starts from what they have already said.
Off-plan leads, so escrow is the first question.
Roughly seven in ten residential sales are off-plan. Under Dubai Law No. 8 of 2007, a developer selling off-plan must hold the project's money in an escrow account at a bank accredited by Dubai Land Department, restricted to construction and project costs. Investors ask about it early, along with the developer's record and the payment plan. A good lead arrives already knowing which of these they care about.
Residency is part of the decision.
The UAE Golden Residency is open to property investors who hold property worth at least two million dirhams in their own name, including off-plan units bought from an approved developer. Official sources differ on the length of the residency, so we leave it out and let your investor confirm it with the Federal Authority for Identity, Citizenship, Customs and Port Security before they commit.
Advertising rules that apply to you.
Any advert for a Dubai property, on any channel including social media, needs a Trakheesi permit from the Real Estate Regulatory Agency first, tied to the owner's written authorisation. Fines for advertising without one are reported at up to fifty thousand dirhams. The permit belongs to you as the licensed agent, so any campaign we build for you uses your permits, and we check the current rules with Dubai Land Department before anything goes live.
What we do in the UAE.
We prepare leads for villa, apartment and off-plan stock across Dubai and Abu Dhabi, profile and speak with each one before it reaches you, and hand over the conversation so you can pick it up. If you want ads and a funnel built and run for you, we scope that on a 15-minute call.
